Insurance News

Hello all!
Hope the holidays treated everyone well.. Things are moving along around here.  The new structure is really coming along.  It will be nice to have everything finally done.  A couple things for everyone to know.   We have switched insurance companies.  After sending out several bids it appeared that we were going to be sticking with the same company but we received a bid shortly before our due date that was a little lower with much better coverage.  The Board voted to go with the new insurance through IBC and I will be emailing out an info letter with all the details soon.  Fyi -The new underwriters for the insurance company will be walking around tomorrow taking pictures and mesurements in case you see someone.   Thanks and please watch for that email in the next week or so outlining the details on the new insurance coverage.

Update.....
Hello all... I wanted to give a brief update on some things decided at the last board meeting, which was last Thursday.

We have now chosen Stivers for snow removal as well as lawn service.  This is their first year getting into snow removal and their price structure is a bit different from our past vendor (Stivers uses hourly- with gps reports to verify their presence).  After a cost analysis, we felt it would most likely work in our favor financially and also for building continuity.  We thought it was important to try to group our service into one provider for this, as to hopefully build on a lasting relationship with quality service to match.  After discussions with the owner and foreman we feel very confident in their direction and service they are providing and will continue to provide.  I have asked that they try their very best to have driveways cleared by 6:30 am and they will work with that goal.  Keep in mind depending on the amount of snow placement of snow could be tricky this year with the loss of the empty lot and construction going on.

If you have questions or issues that you would like presented to them now, or once they have started, please notify us through our Brookline Trial email address and we will do that.  It is important to try to communicate through this process as to have documentation for any references that would need to be made.  If you can, I encourage you to stop by a "fix it" type store and pick up some driveway markers to stick in the ground for snow removal purposes.  Hopefully that will help eliminate some of the grass/driveway issues we can sometimes have.  In meeting with the owner and foreman, I did express the importance of trying to be very careful and cautious of our lawns and landscaping so that we try to avoid having to redo or replace, even though there is a degree of understanding that comes with it.

We are working on bids for insurance with renewal in December.  Currently our insurance provider is the lowest and have one bid left to come in.  We have found out in this process that competitive bids for townhouses is hard to come by  (turns out there are only a handful of insurance companies that even want to bid and/or tackle insurance for townhouses) and we were actually getting a pretty good price compared to what has come in for bids thus far.  But we will do our due diligence in trying to get the best price out there for our association.

Hello everyone... well today the update is that it appears ground has been broken for the last townhouse unit in our association.  Good news for everyone, I think, and I will try to find out a possible timeline from Kyle and keep everyone updated as things progress.

On another front, the sprinklers have officially been shut off for the season and new mulch will be installed soon as to help keep moisture in and around the trees over the winter and spring months due to the lack of moisture over this past summer.  Since most of the mulch around the trees has disappeared over the past year or so, this will help protect the remaining trees on the properties and hopefully help keep them growing up and strong holding in the spring thaw moisture.  The Board did check into rubber mulch but the expense was higher and had more negatives than positives, which didn't outweigh the extra expense.  The idea of rock around the trees was also discussed but there is just too much risk of mowers possibly shooting a rock into the houses and/or windows, no matter how careful.

Snow removal should be decided this week.  We most likely will be using the same group as the last couple years but we will discuss with him the importance of trying to keep from driving on the lawns when moving the snow.
